Full Ownership Versus Fractional Ownership

The Resort Equities reservation system has been carefully designed to provide abundant and flexible use for the owners of each residence as well as exchange opportunity benefits at other participating Resort Equities properties. The reservations policies and procedures provide owners with the opportunity to use their residence as often as would a typical owner of a luxury vacation home. With only six or eight owners per residence, each owner is able to use their residence a minimum of six or eight weeks each year, providing ample peak season use and flexibility. Last minute, short weekend and consecutive week vacations are all available.

Planned and Primary Vacations
Every year, each Owner will select several weeks for their Planned Vacations. A rotating priority number is assigned to each Owner to confirm Planned Vacations when demand exceeds lodging supply for a given period. In addition, depending on the specific residence usage program, each Owner may also select - at the time of purchase - a fixed, Primary Vacation period that is reserved for that Owner's use each and every year.

Space Available and Short Notice Vacations
Each year, there will be a number of unreserved weeks left open for owner's use through the Space Available and Short Notice Vacation programs. These open weeks, which number 10-20 depending on the usage program, will also provide flexibility for owners to switch any of their Planned or Primary Vacation weeks with any of the open weeks at anytime during the course of the year.

Resort Equities Exchange Program
Owners may take part in the Resort Equities Exchange Program, trading their Planned or Primary Vacation weeks to stay at other participating Resort Equities properties, subject to availability and exchange rules. There is no additional cost for an owner to exchange and stay at another participating Resort Equities residence, except for the required end-of-stay housekeeping fee.

Guests
An important element of luxury vacation home ownership is guest usage. Guests may accompany owners on any of their vacations (accompanied guests) and owners can also invite unaccompanied guests to enjoy their residence during Primary or Planned Vacation weeks.

Housekeeping
No matter how many times an owner stays at their residence or another Resort Equities property, an owner is only responsible for the end-of-stay housekeeping charges. This is estimated to be $250-$400 for a three or four bedroom, luxury home after a week-long stay.

Full Ownership Versus Fractional Ownership
The many benefits of owning a deeded fractional ownership interest versus full ownership make it the sensible way to enjoy a luxury asset such as a Resort Equities Residence.
